What a Real Roof Inspection Includes (and Why Free Ones Still Matter)

Not every 'free inspection' is worth your time. Here is what a thorough Pantheon roof inspection actually covers, and the report you should expect to walk away with.

A quick glance from the driveway is not an inspection. A real one is a full evaluation of the system, and you should leave it with a clear, written picture of your roof's condition.

What we check

  • Shingle condition: granule loss, cracking, curling, and missing pieces.
  • Flashing and penetrations: chimney, valleys, vents, and skylights.
  • Ventilation and attic: airflow, moisture, and any daylight intrusion.
  • Structure and pitch: sagging, soft decking, and drainage paths.

The report you should expect

You should receive a detailed report, emailed and handed to you in person, that says plainly whether your roof needs maintenance, rejuvenation, repair, or replacement. No pressure, no scare tactics, just the data and an honest recommendation.

Why free still matters

A free inspection removes the reason to put it off. Small problems are cheap to fix and expensive to ignore. We would rather catch a $300 repair now than meet you during a $3,000 emergency in a storm.
